Thank you for taking the time to find my website!  You are here because you need a clear and accurate assessment of the home you are about to purchase.  Unlike my competition, my average Home Inspection takes 4 to 6 hours to complete.  I book one inspection per day so I am not rushing to finish your inspection just so I can get to my next appointment.  You and your home have my full attention for as long as it takes to inspect all aspects of the house.  I take the time necessary to do a full walk through of the inside and outside of the house showing you what I found and pointing out important features of the home. I spend several more hours completing an easy to read but very detailed Home Inspection report that explains all of my findings during the home inspection. I include a summary at the beginning of the report detailing the most important issues. I also include 100+ color photos highlighting issues along with a section showing important information such as the electrical and water shutoff locations. I email the report to you in .pdf format so you will have all of the home inspection details and information available when you need it. I inspect each home as if I were moving my own family in to it. In short – I care very much about what I do and I want you to be comfortable with your upcoming home purchase!

Pre-Sale Home Inspections.  Thinking about listing your home?  You may consider hiring me to perform a complete Home Inspection so that you will have a better idea of any existing issues your home may or may not have.  I will complete my usual thorough and complete inspection of the inside and outside of your home and provide you with a detailed report showing any potential items that you may want to address prior to putting your home on the market.  The report will also serve as a tool to show potential buyers that you were conscientious enough to be proactive about repairing any issues to your home prior to putting it on the market.

Warranty Inspections.  Are you living in a new home and your 12 or 24 month builder’s warranty is about to expire?  Consider hiring me to perform my thorough inspection of the interior and exterior of your home.  In turn I will provide you with my detailed inspection report complete with any potential punch list items that you can have the builder repair prior to your warranty expiration.  Not so Fun Fact: Most unusual thing I have found during a warranty inspection?  No insulation in the attic.  None.  True story.

Rent-To-Own Inspections.  Thinking about buying the home you are currently living in from the owner/landlord?  Hire me to perform my complete inspection of the interior and exterior of the home so that you will have a complete understanding of the condition of the home.  I will provide you with a very detailed inspection report that you can show the owner and use as leverage during the negotiations of the sale.
